A leaking skylight isn’t just an eyesore—it could indicate a more serious problem with your roof. Any time you notice a leak around your skylight (or anywhere in your home), it’s essential to determine the cause and address it as soon as possible.

Steps to Inspect a Leaking Skylight

  1. Initial Inspection: When you first notice a leak, inspect the skylight and the surrounding area. Often, what appears to be a leak is actually condensation moving along the underside of the glass and dripping inside. This is common in colder climates or in humid areas like bathrooms or kitchens.
  2. Check Skylight Seals: If your skylight opens, make sure it’s fully closed, and check that the weather seals are in good condition.
  3. Seasonal Leaks: If the leak only happens in winter, fall, or when there’s snow or ice on the roof, check for debris like leaves, snow, or ice that might be blocking proper water drainage. This can cause water to back up under your roof shingles.
  4. Inspect the Roof: If the skylight and surrounding area seem fine, the issue might be elsewhere on the roof. Examine vents, flashing, or other roof penetrations, as water can travel a long distance before leaking through the skylight.

Dealing with Insulated-Glass Frame Issues

If you have an insulated-glass skylight, a leak might have damaged the seal of the insulated glass, allowing water into the window structure. However, only replacing the skylight will eliminate condensation and restore clarity to the damaged unit.

Fixing Leaks Due to Faulty Flashing

If the skylight’s roof flashing is the problem, you can attempt a temporary fix using roof flashing cement around the perimeter. For a permanent solution, you’ll need to remove the shingles near the skylight, install the correct flashing, and then replace the shingles.
